Congratulations! You just decided to list your home. Now what?
The first thing to understand is that you are in a competition. Look at Zillow and see all the other homes in your area, those are your competition. What you need is a way to stand out.
Start by packing up of all your personal items, family pictures, anything with a monogram, children’s artwork, and anything else that is specific to you. This may sound heartless but what it does is open up the imagination of future owners. It can be very difficult for a potential buyer to feel that a house could be their home when the property is full of your things. The goal is to make the home a blank slate for someone else to write their story on.
After you’ve packed up your personal items, you will want to de-clutter. Get rid of any unnecessary wall hangings, hide decor that does not match, clean out the closets, pack most of the kid’s toys, make the home feel like there is space. By cleaning out your unnecessary items, you are showcasing how much space really is in the home. People are visual so if your closet feels empty people are going to associate that with there being plenty of space. It can be a bit of an optical illusion, but it can also be highly effective.
Once your unnecessary items are out, you will be in a good place to consider reordering your furniture. When we live in a home, we organize our furniture in the way we want to use it, not necessarily the way it looks best. Consider staging the furniture in a way that maximizes the space, creating an open feeling without making the room feel empty. Look at every room and ask yourself, “How can I make this look like a magazine?”
Finally, your home is staged, it looks like something off of HGTV. Imagine that you have several showings coming that day. Time to do a little baking. Grab a roll of cookie dough and make some chocolate chip cookies. This will make your home smell like memories. When the cookies are done, throw them on a plate and make a little-handwritten note asking people to eat them. Sometimes the cookies act as that little push that people need making your home memorable.
